Experts in the construction process from plans, to permits and through inspection. I did a build out of a bedroom in my basement with them, and they kept all my ideas and requirements in mind while making helpful recommendations to improve the final layout. They were eager to communicate schedules and were upfront about all costs and schedule concerns. I will be contacting them when the next project comes around.” – Eric C.

OUR PROCESS

At Steel to Wood Construction LLC, we are committed to ensuring that your project fulfills your dreams, from whole house remodels, to outdoor living spaces. The Design-Build Process entails that we keep every aspect of construction in house — from planning, to labor, to warranty. This way, we simplify, and consolidate all job needs under one umbrella so that your vision stays perfectly intact, down to the smallest detail. You only have one contract and one main point of contact. This allows for quick, on the fly changes, consistent communication, and accurate budget management. As your one stop shop to make your dream come true, Steel to Wood Construction LLC strives to provide a caring, efficient partnership.

Step 1 (Free of charge) – Let us investigate.
During this phase, we will get acquainted to see if we are right for your project. Since you are reading this document, that process is already underway. We will do a deep dive into your vision and make sure that we “get it”. We will talk about your budget in relation to your vision, consider possible options and explain how financing or payments to Steel to Wood are transacted. We will talk about the schedule, your role in the project and what you can expect from us. We will be unfailingly honest — telling you what will be fun — and what will not. And we will leave you with a complete guidance kit full of useful information to help you understand not only who we are but also how projects like yours work.

Step 2 ( $110/hr billed weekly) – The Professional Services Agreement
Prior to entering into a Construction Agreement together, there will be pre-construction for which there will be fees. These fees are separate from the construction contract. These pre-construction processes will be handled with what is called a Professional Services Agreement or PSA. Your PSA will usually include costs for doing a detailed estimate that assures you a quality, completed project at a guaranteed price. The PSA will usually cover design services and sometimes some demolition and discovery work if required to create a guaranteed project price for you. The PSA does not obligate you to enter into a Construction Agreement with us and you own the results of the design work covered by the PSA.

Step 3 ( $110/hr billed weekly) – Project Development
With all or most of the results of the PSA work in hand we will meet with you to talk through the project. We will take all the time you want to be comfortable and confident. We will go over the scope of work, project plan, progress payments, timelines, logistics and concerns. You will meet your personal project manager and discuss how communications can be handled.

Step 4 – The Construction Agreement
We will now have all the information to provide a guaranteed price for your project, you will have signed off on the design and production plan. You have met your project manager and know who will be doing what to whom. We will provide an Agreement for our mutual signatures. We will go over and explain every deal of our straightforward Agreement.

Step 5 – Project Management
During the building phase we will handle all the details of ordering materials, scheduling, oversite, and coordination. Concurrently we will diligently keep you up to date on progress and issues.

Step 6 – In-Process Changes
No matter how carefully we plan your project together you will probably want to make some changes along the way. We are prepared to cheerfully accommodate any changes you want to make. Our Agreement will explain how costs associated with your changes will be handled.

Step 7 – Project Completion

During this completion phase we will meticulously inspect to ensure that our craftsmanship level has been maintained throughout the project. We will do a final review meeting with you to answer any operational questions regarding appliances, heating and cooling systems and any other operational questions. We will do a final clean up to the highest standards possible both within the project and anything on the property that we touched. We will set up with a document for you to list anything you might run across that was not done right. And finally, you will benefit from our industry leading three-year warranty on our work.

Step 8 – Enjoy your transformed home and thank you for letting us be a part of your dreams!

Let us know if you have any friends or family who may benefit from our prestigious services as well.

We appreciate positive reviews at YelpFacebook, and Google

FREQUENTLY ASKED QUESTIONS

Q: What type of services do you provide?
A: We pride ourselves on being a one stop shop with providing all skills and trades necessary to complete your project professionally, instead of hiring multiple companies to suit your remodel, saving you time and money. We offer general contracting, in house architectural designs, permitting, project management, and all construction trades i.e. framing, electrical, plumbing drywall, tile and flooring install, finish carpentry, etc.

Q: Why should I sign/pay for a PSA?
A: A PSA is an agreement between you and Steel to Wood Construction to develop a detailed scope of work which includes hard bids from subcontractors, detailed material selections- not allowances, and as close to accurate as possible timeframe for your project. This in turn makes the project run as smoothly as humanly possible once we “break ground”.

Q: Is the PSA mine to keep?
A: Yes. The PSA is a document packet you have paid for and therefore own once we are finished with the process.

Q: Is the price of the PSA included in my final contract price?
A: No, the PSA is a separate design agreement that we develop before we get to the contract phase of the project and is not related to the contract price. Though we do consider the PSA cost towards your overall budget

Q: How will you finish up the project?
A: We have a 3 step process where we will

  • Walk through the project once we wrap up production with you the customer and identify any items that need attention.
  • At around the three month mark we will send a sheet for you to fill out with anything we may have missed on the initial walk.
  • We will do the same process in 11 months just before the standard 1 year warranty for manufacturer warranty items is up

Our Warranty

Steel To Wood Construction, LLC. Transferrable Lifetime Warranty

When we decided upon the warranty to offer to our clients, we had two main objectives. One was the importance for us to offer an industry leading warranty to show our clients just how much we stand behind our work. The second was to look at our warranty from our client’s point of view and offer something that will make them feel at ease knowing that their investment is covered well into the future. We believe that we use the most efficient processes, use the best materials, and hire the best employees. Because of this we can offer a Transferable Lifetime Warranty on our Craftsmanship.

As a standard, we offer a 3 year warranty on all of our craftsmanship. To provide this warranty and ensure any manufacturer’s warranty on products, we will perform a final walkthrough. Anything not addressed at the final walkthrough will be addressed after 3 months (unless an emergency). Additionally, after 11 months, we will come back and do a complete inspection on the work we performed, before product warranties expire, so we can address any additional concerns. After the 11 month period, you are still free to contact us about anything else that may arise. We warranty everything that is listed in your scope of work. After the standard 3 year warranty has expired, all of our clients have the option of a Transferable Lifetime Warranty for an additional inspection fee of $100/year.

If you decide to sell your home in the future, the new home owners now have the option to keep the warranty for the standard $100/year. This means you can sell your home with a warranty on the work performed by us which will increase the price of your home and insure the beauty for years to come.

While we truly hope you never need to use our industry leading warranty, we hope it helps you to find comfort in the fact that you are working with a team that strives to be the best of the best. It’s our goal to not only provide the highest quality projects but to offer a truly unique and outstanding customer experience throughout our Personal Service Agreement & Construction processes.
